Criteria for joining Reading Rent with Confidence scheme

The RRWC scheme is based on three rating levels: Gold, Silver and Bronze. The tiers reflect the different levels of private sector standards.

In order to meet one of the levels the landlord or letting/management agent will have to show that they meet the criteria for that rank. To meet the silver tier, applicants will also have to meet the criteria in the bronze tier as well as silver. To be assigned the gold tier, the applicant will need to meet the criteria for all three levels.

Gold

  • Long-term tenancies if available (for example, two years)
  • No successful legal action by any enforcement authority (in last five years)
  • Attend training sessions and update meetings
  • Disclose any personal interest in properties (letting/management agent only)

Silver

  • Charge maximum deposit equal to six weeks' or one and a half month's rent
  • Regular recorded property condition inspections
  • Target response times for emergencies and other requests
  • Inventory checklist for check-in and check-out
  • If using letting/management agent then use one registered on RRWC scheme (landlord only)
  • Member of a Client Money Protection Scheme (letting/management agent only)
  • Remove 'to let' boards from properties within 14 days of letting (letting/management agent only)

Bronze

  • Gas/electrical certificates provided to tenants and the Local Authority (on request)
  • EPC minimum standard of 'E' in all properties
  • Any HMO licensable properties are licensed
  • All properties free of Category 1 hazards (HHSRS)
  • Written tenancy agreements for all tenants
  • All deposits must be protected
  • Must carry out Right to Rent checks
  • Provide How to Rent guide
  • No rental increases within fixed term tenancies (12 months or less)
  • Fire/heat/carbon monoxide alarms to be fitted and checked annually
  • Meet a fit and proper person test
  • Member of a Redress Scheme (letting/management agent only)
  • Detailed fees presented on website and in office (letting/management agent only)
  • Clear statement regarding membership of a Client Money Protection Scheme (letting/management agent only)
