RRWC letting standards

The standard below must be met for all properties of landlords or letting/management agents who are members of the Reading Rent with Confidence scheme.

Repair

Overall good repair and clean appearance both internally and externally. Needs to be well maintained through tenancy.

Heating

Efficient heating system installed with a fixed appliance installed in each habitable room.

Smoke alarms

Smoke alarms with long life batteries to be located in suitable positions. One to be installed on each floor in a suitable location (as a minimum).

Electrical installations and portable appliances

Installation, supply and appliances are to be in safe conditions at the start of each tenancy and need to be maintained in a good and safe condition throughout.

Gas safety

An annual gas safety certificate is required and this needs to be provided to the tenant at the beginning of their tenancy. A carbon monoxide detector is recommended in properties where solid fuel is burned.

Building Insurance

Annual certificate of building's insurance is required.

Room Provisions

All rooms in property should have reasonably modern facilities and these should be in good working order. There should also be provision of ventilation in rooms e.g. kitchens and bathrooms.

Furnishings

If the property is furnished then the furnishings should be in a good condition and clean. All furnishings need to be certified to meet fire safety regulations.

External Decoration

Tenants should be encouraged to keep gardens or outside spaces in a clean and tidy condition.

Refuse Provisions

There should be adequate provisions for the storage of refuse and these areas should be kept in a clean and tidy condition. This does include providing an adequate supply of bins for both refuse and recycling.

Security

There should be provision of good quality locks to all external doors and windows.

Energy Performance Certificates

An EPC for every property should be minimum standard of 'E for all properties and the EPC provided to tenant at the beginning of their tenancy.
