Please note: due to implementation of a new IT system, there is a temporary freeze applied to non-emergency repair requests. We are still responding to emergency repairs. Please make a note of any non-emergency repairs required, and report them to us once the full service is reinstated on Friday 10 May 2024. Thank you for your understanding and patience whilst we make improvements to our system.

We are responsible for:

  • the structure and outside of the building – this does not include the garden
  • kitchen and bathroom fixtures
  • electrical wiring, gas and water pipes and water heating equipment
  • any communal areas in your home

If you have caused the problem, we will charge you for it.

Examples of emergency repairs include electrical, gas or water problems, or security issues such as broken alarms, doors, and windows – as well as those that mean there is a risk of harm to you and your family.

Asbestos is safe if you do not disturb it. Do not try to remove it yourself – contact us if you think you have unsafe asbestos in your home.

Right to repair

Secure tenants are entitled to have certain repairs carried out within a specific amount of time. You have a say in who carries out the work and could claim compensation if it is not completed on time. The repairs are outlined in your tenant’s handbook.
