Development sites (Local Plan Partial Update)

Part of the role of the Local Plan is to identify which land will be developed.  The existing plan allocates land for a variety of uses, and many of those allocated sites for including housing and commercial floorspace are yet to be delivered.  These allocated sites will generally be carried forward unless there have been important changes in circumstances.

However, increases in need for development mean that we will need to identify some new sites for development.  Earlier in 2023, we asked developers and landowners to put forward possible land for development, and as a result we have identified 20 possible new sites. These are as follows:

  1. Aquis House, 49-51 Forbury Road and 33 Blagrave Street
  2. Reading Central Library, Abbey Square
  3. John Lewis Depot, Mill Lane
  4. Crowne Plaza Reading, Richfield Avenue
  5. 2 Norman Place
  6. Reading Bridge House, George Street
  7. Tesco Extra, Napier Road
  8. Kennet Place, Kings Road
  9. Sapphire Plaza, Watlington Street and Royal Court, Kings Road
  10. Part of Reading College, Kings Road
  11. Reading Link Retail Park
  12. Tunbridge Jones, Cradock Road
  13. Former Sales and Marketing Suite, Drake Way
  14. Site at Green Park Village, Flagstaff Road
  15. 2 Hexham Road
  16. Land west of Milford Road
  17. 72 Berkeley Avenue
  18. Land at 132-134 Bath Road
  19. Southcote Library, 234 Southcote Lane
  20. Land at 9 Upper Crown Street

We are asking for your views on these sites before we make a decision on whether or not they should be included, so inclusion in this document should not be taken to mean that the Council agrees that they are suitable.  You can find out more detail on each site within Appendix 2 of the consultation document.
